A REIT is a real estate trust company which raises money from investors to invest in real estate. The money invested in real estate can be used to buy a variety of properties —

  • apartment houses,
  • hotels,
  • shopping malls,
  • nursing homes,
  • marinas,

and much more.

Or the REIT can use the money it raises to make mortgage loans for the same types of properties.

In the first type of REIT — called an “equity REIT” — the income comes from the rents on the properties owned.

In the second type of REIT — called a “debt REIT” — the income comes from the interest received on the mortgage loans the REIT makes.

A REIT pays out 95% of its taxable income (after paying all its expenses) to its shareholders every year.

Today many REITs have a stock brokerage house sell their shares on the stock market. Other REITs get private Investors to put money into their business by buying shares in the REIT. Larger REITs are listed on the New York Stock Exchange. Smaller ones are listed on the American Stock Exchange or the NASDAQ. Some REITs are not listed on any stock exchange. Instead, investors buy the RETs shares privately from stock brokers.

For a new, small REIT with assets up to $10-million, such as we suggest here, your best chance of funding is through a brokerage house and its private investors. Using this method you can get your needed funds quickly (5 days, or less) and at lower cost– typically 2% of the amount raised, as compared with 7% for a public Issue.

If you work with a brokerage house that sells your REIT shares to clients on the Internet, you may receive your funding in just 2 or 3 days. Why? Because Internet sales are made much faster than conventional brokerage house sales. Further, on the Internet many more potential investors may be reached, giving you the chance to sell more shares, sooner.

As part of this Kit you are provided with a comprehensive list of brokerage houses that may be Interested in funding your REIT. You are also given guidelines on going public for both the standard Regulation “A”, plus the newer ULOR (Uniform Limited Offering Registration).

Also furnished to you with this Kit is a list of real estate lenders. Since REITs often borrow from many lenders for short periods of time — less than one year — this list can be a valuable source of short-term loans for your REIT. Why? Because the short-term money your REIT borrows will be repaid from the income and public money it receives from investors. And even if your personal credit is a mess, it is your REIT that’s borrowing — not you. So lenders will be happy to make loans to your REIT, no matter how bad your personal credit may be!
