No doubt there are many books on finance. But the majority of these concentrate on conventional financing methods through a bank, savings and loan institution, or commercial lender. With increased regulation of lending institutions by government agencies, and a “Pandora’s box” of compliance requirements as a result of the savings and loan scandal, it is becoming increasingly difficult for the small entrepreneur to obtain financing through a conventional lender. The electronic media and the press are full of ads selling the public on the myth that your local bank is ready to give you a loan. When you do approach your banker for a loan, chances are you are in for a great disappointment. The entrepreneur who wishes to borrow money for a business or real estate investment, finds out from his banker that he is “a risk.” If an entrepreneur somehow is able to obtain financing from his lender, he more than likely had to prove to the banker that he really did not need the money in order to receive the loan.

Let me share with you my own personal experience with banks. I had received 47 loans with a local bank over a ten year span. Forty five of these loans were paid on time or paid in advance. Then my loan officer left my local bank and accepted a position at another bank because he was offered a larger salary and more benefits. I quickly found out that I no longer had any credit at may bank. Instead, it became apparent that my credit WAS THE RELATIONSHIP I had cultivated with my loan officer over those ten years. I was turned down for a loan by the new banker because he considered my proposition as “risky.” I was extremely outraged that my loan request was going to be turned down as risky, especially since it was going to be collateralized by gold bullion coins including South African Kruggerands and Austrian 100 Coronas — with a 70% loan to value ratio. Since when does a lender consider a loan collateralized with GOLD as risky??? Disgusted, rejected and disappointed, Isearched out the whereabouts of my old loan officer. I made application at the new bank that my loan officer was working at … and guess what???

I got the loan at the new bank from my old loan officer!

I have reached the conclusion that, for the most part, conventional or traditional lenders do not want to be bothered by entrepreneurs.

If you doubt this, then why is it that only a small percentage of banks currently offer SBA bank participation loans

It seems that banks would rather make loans to individuals who have a savings account bulging with dollars, or own jumbo CDs, or have a few hundred thousand dollars sitting in a checking account.

Once again we are back to the “I will loan you the money fi you can prove you don’t need it” paradox.

Or maybe it’s the “I’ve got mine… the heck with yours” attitude.
